N2 - MIPA Tower experienced delays in the implementation of construction. The management needs to find the most appropriate solution to overcome the delay and how to model acceleration with minimum direct costs and acceleration results with optimum direct costs using heuristic methods (Genetics Algorithm) to represent the use of models in high-rise buildings in Indonesia. This study aims to create a construction project duration acceleration model and present a comprehensive performance model by identifying the modified parameter creation process, which integrates many parameters that are significant in determining crashing scenarios as a strategy to cost and time optimization The method used in this study is a Critical Path Method (CPM) with a Genetic Algorithm heuristic approach by performing the most optimum cost reduction on the critical path. The result of this research is an cost and time optimization model with a heuristic strategy (Genetic Algorithm) with acceleration and minimum direct costs that can be presented with a case study on the MIPA Tower as a high-rise building project. The best results were obtained with the addition of the minimum direct cost with an additional cost percentage of 0.5% of the initial worker's wage, can accelerate the duration of 7 days.
